When purchasing the perfect home, you're faced with a multitude of decisions! It’s a process which requires patience with yourself, the market and yes, even your agent. Staying on top of, and understanding how to research the current market is a key benefit for my clients.

Loan Pre-Qualification


Obtaining a mortgage loan can be challenging as market forces continue to drive policies and controls to manage consumer debt levels and lender risk. So one of the first steps in the purchasing process is to be Pre-Qualified or better still, Pre-Approved, for a mortgage. It is recommended to work with someone you know or who has been referred to you.

     
Caution:
 Protecting your credit rating is important in this process. Get a copy of your personal report beforehand and        know what a lender will see before you apply and before you authorize access to your credit profile,

Figuring Out Your Needs


Your first step to buying a home is to ask yourself why you want to buy:

  • To stop paying rent and build equity? To raise a family?
  • To move up to a bigger house or to take cash out and downsize?
  • To entertain business associates or be closer to family?


Knowing what price range you can afford is of primary importance. With affordability in mind, I can then help you determine which properties best fit your needs. 


Next, list what kind of home you'd like and where you would like to be. Be specific.

  • Separate the "must haves" from the "want to haves."
  • Consider area (city, suburban neighborhood, country); community; neighborhood (older and settled or sparkling new); a particular school zone or daycare; recreational facilities.
  • Ask yourself how much time you are realistically willing to spend commuting to work and check your transportation options. 

 Think about home styles. 

  • How much interior space do you really need?
  • Do you want a newer home, or maybe a fixer upper?
  • Consider how long you expect to live in this particular home.


Finding the Right Home for You


Locating a home for you is multifaceted. Yes, the main source for listed homes is the Multiple Listing Service (MLS) so most homes are online. However, my relationships with clients, other agents and other shared databases also provide me access to unlisted Sellers or homeowners just beginning to contemplate a sale.
